What does a home inspection cover?

A home inspection is a visual review of accessible areas and visible conditions at the property. The exact scope depends on the property type, access, and requested service. Tony confirms the inspection scope with you before the appointment.

How much does a home inspection cost?

Current starting prices are $325 for a one-family home, $350 for a 2–3 family property, and $400 for a Long Island inspection. Final pricing is confirmed after reviewing the property location, size, type, and requested scope.

How long does an inspection take?

Timing varies based on the size, age, condition, occupancy, and accessibility of the property. Tony will provide an expected time window when the appointment is confirmed.

Can buyers, sellers, landlords, and homeowners request an inspection?

Yes. NYS Home Inspector serves property buyers, sellers, homeowners, landlords, property managers, and investors who need a clearer understanding of visible property conditions.

Reports and service

Will I receive a written report?

Yes. Available findings are organized in a clear, client-friendly report. Tony explains the expected report format and delivery timing for your selected service during scheduling.

Do you serve New York City and Long Island?

Yes. Residential inspection service is available across New York City and Long Island. Contact Tony with the complete property address so coverage, availability, and any travel-related pricing can be confirmed.

Do you provide pest-control services?

Yes. Services include flea, mice, termite, bedbug, and roach extermination. The recommended treatment depends on the pest, activity level, property conditions, and accessible areas.

Can you help with lead, XRF, mold, or HPD concerns?

Yes. NYS Home Inspector provides lead-based paint inspections, XRF testing, and support for HPD lead and mold violations. Share the notice, deadline, property details, and existing documentation so the appropriate next step can be identified.

How do I request an appointment?

Use the contact form, create a request through the Client Portal, or call 718-614-1222. Include the property address, service needed, preferred date and time, and any deadlines or access instructions.

Can I reschedule or cancel a request?

Yes. Contact Tony as early as possible or use the available request options in your Client Portal. Changes remain subject to schedule availability and confirmation.

Do I need to be at the property?

Attendance and access requirements depend on the property and service. An authorized adult or approved access arrangement may be required. Confirm access details with Tony before the appointment.

How can I prepare for the appointment?

Make sure the agreed areas are accessible, secure pets when applicable, and provide relevant notices, property information, or prior reports. Tony will share service-specific preparation instructions when needed.
