Older New York properties can contain layers of historic paint. Visual condition is important, but appearance alone cannot confirm whether a painted surface contains lead.

A general home inspection is not a lead determination

A home inspector may observe deteriorated finishes or conditions that deserve attention, but lead identification requires an appropriate testing method and qualified service where applicable.

Confirm whether you need a general inspection, a lead-based paint inspection, XRF testing, or documentation connected to an agency requirement.

What XRF testing contributes

Portable X-ray fluorescence equipment can analyze painted surfaces without removing a physical paint-chip sample in many situations. The testing plan, instrument use, interpretation, and reporting should follow applicable requirements and the agreed scope.
